Can I reach you after hours?

Can you put the money directly into my account?
Yes! Our property management platform has the ability to deposit money directly into your account. -
Do I get to see the lease or sign it?
When you have a contract with Wiese Properties Inc all contractual negotiations actions must take place between a licensed real estate broker and the tenant only. In reference to you being able to see the contract we can tailor the owner portal to however hands-on you want to be. If you would like to see the contract, you can! -
Do you sell real estate too?
Yes! In addition to leasing activities, our staff is fully committed to full-service real estate activities. Whether you are an owner looking to sell your portfolio or a tenant looking to buy your forever home, we can help. -
How and when do I get my checks?
Payments are issued on the 15th of each month unless the 15th falls on a weekend or holiday in which payments will then be issued the following business day. There are a few options for payment, we can issue a check or do an ACH direct deposit depending on your preference. -
How is rent collection handled?
Rent collection is handled solely by Wiese Properties Inc. We will arrange the rent payments with the tenants. We accept all forms of payments such as cash, check, ach, credit or debit. They can pay rent in person, by mail, or on the tenant portal online. -
How long of a lease do you sign?
The typical lease is a fixed term 12 month lease but if the owner would like us to market the property to a shorter term lease such as student housing, travel nursing, ect we can accommodate those as well. -
How much security deposit do you charge the tenant?
The base security deposit is one months rent. There are a few instances where an extra security deposit may be collected such as a pet deposit. -
How soon can you start managing my property?
We can start managing your property immediately. We would start by creating a transition plan for Wiese properties Inc to start managing your properties and then from there determine when would work for Wiese Properties Inc to take the property over completely. -
What type of properties do you manage?
Wiese Properties Inc. specializes in the management of single family and multi-family residential rentals. -
What type of reports do I get and how often?
The ownership will get a report when the distribution payment is processed. This can either be mailed to you or you can also view it on the owner portal. This will show all of the income from the property and the expenses for the previous month. -
Who holds the tenant security deposit?
Per Illinois law, security deposits must be held in a non interest bearing account through a managing broker.
